Upgrading Housing

I apolgoize if this idea's been beaten to death deeper in the forums than I scanned but:

I like my house, but it does feel rather impersonal (at least so far; maybe it'll feel more 'mine' again when I get some crops going). One suggestion from people was to toss things on the floor for a carpet or other decorations, but that can look messy and also makes selecting specific items more difficult. As a result, I thought a bit about changes that would be interesting. Not all ideas are applicable in each case and most changes would be permanent: The realty listing would actually change. Note: Most of the numbers used are arbitrary and didn't get much thought as to balance.

Wallpaper/paint: Fairly self-explanatory; maybe only make the interior modifiable so it doesn't change from street view.

Expansions: 100 wood, 2 shovels and a ton of energy [maybe skill-time?] will permanently add a subterranean cave to your tree house. You can build a shallow cave if you want dark tiles or a deep cave that spawns mining points but not both. (Due to...ground instability? Zoning regulations? [Eliminated by Bureaucratic Arts II/III?] Types of expansions would be restricted: Can't really have barnacles outside of Shimla Mirch, etc.

Furniture Items: While still items that will probably be selectable, wouldn't be nearly as aggravating if they were larger and appropriately sized for house decorations. Bonus points if a table actually acted as a ledge. A jukebox to set local music or lighting [color overlay] options.

House-mounted Equipment: Much like the communal machine buildings, you can setup equipment in your house that gives bonuses. Do a lot of mixing? Install a 'Yes-It-Blends Blender' in your house. Takes half the time and energy to get the job done! Until it blows up.

Not exactly an upgrade, but I'd also like the ability to lock items in my house so people can come over without having to worry about things being looted. That may be sort of contrary to the Glitchy spirit though.
